How long does a home inspection take?
A typical single-family home inspection takes 2-4 hours depending on the home's size, age, and condition. We encourage you to attend the inspection so we can walk you through findings in person and answer your questions on-site.
What does a home inspection cover?
We inspect the roof, exterior, structure, foundation, electrical system, plumbing, HVAC, insulation, ventilation, interior surfaces, windows, doors, kitchen appliances, garage, and more. We follow InterNACHI Standards of Practice for comprehensive coverage.
Should I attend the inspection?
We strongly recommend it. Attending lets you see conditions firsthand, ask questions in real-time, and learn about your new home's systems and maintenance needs. We set aside time at the end for a walkthrough summary and Q&A.
What if major problems are found?
Finding issues is exactly why you hired us. We document everything with photos and descriptions so your real estate agent can negotiate repairs or credits. We can also recommend specialists for further evaluation of major concerns.
Do you inspect new construction homes?
Absolutely, and we recommend it. Municipal code inspections are pass/fail and don't look for quality issues. Our inspection holds the builder to a higher standard and creates a detailed punch list of items requiring correction before closing.
