What is title insurance and why do I need it?
Title insurance protects you from financial loss due to defects in the title that were not discovered during the title search — such as unknown liens, forged documents, or undisclosed heirs. It is a one-time premium paid at closing.
Who chooses the title company?
This varies by market and contract terms. In many areas, the buyer selects the title company. In others, the seller pays for the owner's policy and therefore chooses. Your real estate agent can advise on local customs.
How long does a title search take?
A standard residential title search takes 3-5 business days. We begin immediately upon receiving the contract and provide preliminary results within 48 hours for most transactions.
Can I close at a location other than your office?
Yes. We offer mobile closings at your home, office, or preferred location. Remote online notarization is also available for eligible transactions in states that permit it.
